Home Information Packs
All properties marketed from December 14th 2007 require a HIP by law.
Since 1st August 2007 sellers of properties with four or more bedrooms have been required to produce a Home Information Pack (HIP) for prospective buyers.
Now ALL properties placed on the market after 14th December 2007 in England and Wales will require a HIP before they can be sold. Even properties marketed before December 14th will require a HIP if there is a break of even just one day in the marketing of the property after 14th December 2007.

A Tesco HIP costs just £297 up front (ex. VAT, Freehold or Leasehold) or £339 (ex. VAT, Freehold or Leasehold) if deferred for 9 months.
Rather than adding the cost of a HIP to your mortgage (which accrues interest and could end up costing you thousands) or adding a percentage of the sale price onto your estate agent's fee (not at all cost effective), you should consider improving your selling position by having a ready-prepared Tesco HIP available to buyers.
This will include as mandatory:
- Terms of Sale. The details of the seller, the property and the price
- Title. Copies of documents giving evidence of ownership of the property and the rights and obligations which affect the property.
- Searches. Search replies made with local authorities establishing information that might adversely affect the purchase or ownership of the property.
- Energy Performance Report. Providing a rating for how energy efficient the property is and suggestions on how to improve the rating.
HIPs are designed to provide buyers with important information early on, giving them a transparent picture of any issues they need to be aware of before making an offer. Subsequently, a sale can progress more smoothly and with less time wasted.
